Rent Collection Best Practices
Set the standard at lease signing. Tell tenants in writing exactly when rent is due, how to pay, what late fees apply, and what happens at 5/10/30 days past due.
Push auto-pay. Offer a small discount ($10/month off) or a perk (no late-fee benefit-of-the-doubt) to anyone who enrolls. Auto-pay collection rates are 30-40 percent higher than manual.
Late fee policy. Typical: 5 percent of rent OR $50 flat, charged on day 6. State law caps apply (Illinois caps at 20% for residential).
NSF handling. Charge the bank's NSF fee plus your time ($25-50). Two NSFs in a 12-month period: switch tenant to certified-funds-only.
Eviction threshold. Standard policy: file day 11 if rent unpaid and tenant unresponsive. Don't wait 60 days; it costs you the same to file at day 11 as it does at day 60, and you lose two months of rent.
