Tenant Screening Checklist

Standard criteria (publish these so you stay fair-housing compliant):

  • **Income**: 3x monthly rent (gross). Verify with two pay stubs OR signed offer letter OR last year tax return.
  • **Credit score**: 620 minimum. Below 620 requires cosigner OR larger deposit (max what state allows).
  • **Eviction history**: No filings in last 7 years.
  • **Criminal background**: Case-by-case per HUD 2016 guidance. Felony violent crimes < 7 years is automatic decline.
  • **Employer verification**: Direct call, not just the number on the application.
  • **Prior landlord reference**: Past two landlords (not the current one; they want the tenant out).

Run every applicant through the same checklist. Inconsistent application = discrimination claim.
